In all our 50 years in sourcing and purchasing home owners insurance, there has never been a better experience than that of choosing East Florida Insurance. The support we have received from Kenny Mims is just extraodinary. He has gone out of his way to help us with all the challenges we had. He is simply the best and most dedicated agent I have ever had the pleasure to work with and here's why: With all the chaos in trying to find suitable insurance as companies have either become insolvent, or have left the state of Florida, or cancel you frequently for claims, or unknown reasons regardless of how diligently you maintain and keep up your home, Kenny, the owner of East Florida, has been the most helpful in finding us the most economical and solid solution. He worked tirelessly each time we were cancelled, in spite of all the challenges we faced, ( and there were too many to even name ). He spent many days talking to underwriters on our behalf and sourcing the right company and giving us information we never really understood. After getting shifted around numerous times from several companies, we ended up with Citizens before meeting Kenny. When Citizens decided to cancel us the first time due to increased home value, then a second time for not having flood insurance which we purchased to satisfy them ( which both Manatee and FEMA told us we weren't in a flood zone) then a third time again as a result of depopulation, Kenny was able to find us great insurance plan and worked with underwriting to be sure we would sufficiently insured. The stress in having to go out and find another company virtually every few weeks due to all the deregulation of insurance, the depopulation and the stringent new requirements for homeowners has just been over the top. In my 50 plus years of owning numerous homes, these past 3 years have been without a doubt the worst time to try to find affordable home owners insurance not only in Florida and yet Kenny figured it out for us even with the soaring costs. We have been overwhelmed with insurance requirements including a new roof, new water heaters, new electrical panels, trees close to the home, new windows, a re-designed chimney cap, a certain breed of dogs only, no home office just to name a few, make owning a home almost unaffordable today. in addition to have to go through not one, but numerous home inspections after 38 years maintaining ones home is outrageous. On the other hand, Kenny took all the stress out of finding the right company with the right coverage ad stuck with us til the end. He never gave up to make things right. No other agent has ever done what he has done. ....absolutely none....not even our 38 year company in Massachusetts ! Most of them tell us "its how it is, just deal with it" and they offer limited or no real good solutions. Kenny stuck with us through the entire process and found a great solution so we are insured again in Florida with a much better plan. After going through three consecutive hurricanes Aug - October 2024 in which we suffered significant flooding ( in a non flood zone as per the town and FEMA), a submerged car , a flooded garage, extreme erosion, a creek that turned into a raging river and then a lake, a lanai that blew out in 120 mph winds and a collapsed fence all of which we paid out of pocket with no claims whatsoever, to mitigate yet another cancellation, Kenny offered to help us rebuild our fence. Kenny runs an extraordinary company as a young owner with old fashioned amazing values because he really cares. As a building contractor he understands the laws and home structures so he can talk to underwriters and they work with him. Kenny's personal service exceeds that of any agency we ever worked with as he never gives up! He is one of a kind in an industry that has tightened its requirements making it sometimes impossible to get insurance.
